Small camping at the Floral Riviera

On the beautiful and sunny Italian Floral Riviera lies our beautiful, green campsite for sale. Located 1.5 kilometers from the Mediterranean Sea, between the bustling coast and the quiet, mountainous hinterland you will find our cozy 3-star campsite Bella Vista. A pleasant family campsite with 58 touring pitches ranging from 50m² and 80m², 24 annual pitches and 8 accommodations.

The campsite is equipped with:

• A swimming pool of 10m×17m (2.40/1.50m deep) and a children's pool of 4.5×4.5. There is a new kiosk one year old, sunbeds, chairs and umbrellas. Below the pool is a large warehouse with a workbench and several rooms for storage.
• There is a toilet block with a men's and women's side and also a disabled shower and toilet. Thermal panels provide hot water. A building plan for a possible renovation are ready.
• There is also a cozy bar and terrace with a warehouse, a store, reception and a professional kitchen 4 years old.
• A small playground with slide and ping pong table
• 6 small staff caravans
• A private bungalow of 34m² with 2 bedrooms, bathroom, living room (no kitchen, that of the bar is also used privately) and a garden with privacy
• 26 kW of solar panels.

The campsite turns a revenue of about 240-300,000 euros per year which can be expanded by more accommodations and an expansion of the kitchen, among other things. The land is rented and costs per year € 55,000

We have a large customer base with many returning guests, mainly Dutch (70%), German, English and Italian. In the early and late season there are mainly (retired) guests, who come with the ACSI card, with which we organize walks and a cozy Italian evening. In high season there are mainly families present and we organize fun spaghetti evenings, swimming disco and games afternoons.
